DSCR purchase and refinance
Rent divided by full PITIA, 1.0 clearing most grids, no income documents, LLC title at the table, no property-count cap, 20-25% down. Kansas adds a structural advantage the loan grid does not show: the constitution assesses residential property at 11 1/2% of value and expressly includes multi-family, so a Wichita fourplex is not pushed to the 25% commercial rate the way it would be in several neighboring states. Investor cash-out and BRRRR
Typically to 70-75% LTV, with the new full PITIA tested against rent. Kansas county appraisers value at market, so a finished rehab raises the figure the mill levy applies to, and the permit plus your refinance appraisal are the public evidence. What contains it is the assessment class: the increase lands on 11 1/2% of the new value rather than 25%, so a successful Kansas rehab does not double your assessed base. Short-term rental financing
Kansas has enacted no statewide short-term-rental statute and, unlike Wisconsin, no statewide preemption protecting operators from a local ban either. Note the asymmetry in Kansas policy: the legislature preempted local rent control comprehensively, including the permit-condition workaround, and left property use entirely to the city. Conventional investor loans
Fannie Mae B2-2-03 allows up to 10 financed properties, and on the first Kansas doors it is usually the cheaper capital. The Kansas scaling question is order rather than product: buying Johnson County first at a 4.2% to 5.1% yield means funding every later door from outside income, while the 7.8% markets generate the surplus that pays for the appreciation position later. Bank statement loans
Twelve to 24 months of deposits with an expense factor, instead of tax return net income. Kansas has more borrowers whose money does not arrive monthly than almost any state we lend in: grain operations deposit at harvest and settlement, cattle operations at sale, custom harvesters inside a compressed season, and south-central oil and gas income moves with commodity prices. 45 days to identify, 180 days to close, and DSCR removes the income file from the critical path. In Kansas the exchange risk is selection rather than timing, because this state holds both a 7.8% yield and a 4.2% one. Identify a Lenexa property on day 40 and learn at underwriting that the ratio fails, and the window has closed. Do you finance short-term rentals in Kansas?

Can I get an investor loan in Kansas without tax returns?
Yes. A DSCR loan requires no personal tax returns, no W-2s, no 4506-C transcript and no debt-to-income calculation; the property's rent against the full PITIA payment does the qualifying. For an owner-occupied purchase, where DSCR does not apply, a bank statement loan qualifies self-employed income from 12 to 24 months of deposits instead.
