The Wichita numbers

On July 2026 Zillow Research data the city of Wichita carries a $207,164 typical value against $1,158 typical rent, a 6.7% gross yield. The metro runs $226,045 against $1,214, 6.4%.

Those figures sit between the two Kansases. Wichita trails Topeka, Kansas City KS and Pittsburg at 7.8%, and it is far ahead of the entire Johnson County belt, where Overland Park and Shawnee run 4.4% and Lenexa 4.2%. What Wichita adds that the 7.8% markets cannot match is scale: it is the largest city in Kansas, with the deepest inventory, the most transaction volume, the widest range of price points and the most property management capacity.

For an investor building more than one or two doors, that depth is worth a point of yield. You can buy five properties in Wichita over eighteen months without running out of inventory in your price band. That is harder in Pittsburg.

What holds Wichita rents

Wichita's economy is concentrated in aircraft manufacturing and its supply chain, which is both the strength and the thing to underwrite honestly. Concentration means the employment base is substantial and skilled, with wages that support the rent levels above. It also means the local economy moves with an industry cycle rather than against it. Healthcare and Wichita State University diversify the picture, and the city is the regional center for a large part of southern Kansas, which brings steady in-migration from smaller towns.

Practical takeaway for a pro forma: Wichita is not a market where we would underwrite aggressive rent growth, and it is one where the tenant base is stable and the vacancy behaves predictably. Build the file on the current rent and the current payment.

Wichita submarkets

  • Riverside and College Hill. The established professional neighborhoods, best resale, longest tenancies, lowest yield in the city.
  • Delano. Walkable, close to downtown, genuine appreciation history, a balanced blend of yield and equity.
  • South Wichita and Planeview. The lowest basis in the city and the widest spread, where the 6.7% average understates what a well-bought property does. Higher management intensity.
  • Northeast Wichita. Solid workforce single-family at a moderate basis, the middle of the market.
  • East Wichita, near Eastborough and the Wichita State corridor. Newer stock, student-adjacent demand near the university, easier management.
  • West Wichita and Maize-area suburbs. Newest construction, family tenancy, lowest yield and lightest operation. Closest thing Wichita has to a Johnson County profile.

Why Wichita is a good place to buy a fourplex

Two features line up here. First, Wichita's 2-4 unit stock is deep and priced well below what the same building costs in a coastal or Sunbelt market. Second, and this is the Kansas structural advantage, that fourplex stays in the 11 1/2% residential assessment subclass under article 11, section 1 of the Kansas Constitution, which expressly includes multi-family residential real property. It does not move to the 25% commercial rate.

On a DSCR file, four rents against one roof and one residential-class tax bill is a strong combination. Expect 25% down on a 2-4 unit. Bring the full rent roll, not just one unit's lease, and we will run the actual PITIA against it.

Kansas law is favorable across the board and it applies in Wichita the same as everywhere else in the state, because these are statewide rules rather than local options. Deposits capped at one month unfurnished, 1.5 months furnished, plus an additional 0.5 month where pets are permitted.
