Who we are

Investor Loans Kansas is run by Mike Certo, Branch Manager at Cornerstone First Mortgage (NMLS #173855), and the team around him. Mike has originated residential mortgages for 23 years, through two rate cycles, one housing crash, and every flavor of investor market in between. He holds NMLS #260555, and Cornerstone lends as a direct lender in all 50 states and DC.

Kansas is a state we like lending in, because the law is genuinely good for a buy-and-hold investor and the arithmetic is unusually clear. A three-day nonpayment notice counted in 24-hour periods. Rent control preempted statewide, with the permit-condition workaround closed too. Residential assessment at 11 1/2% that expressly covers multi-family, so a fourplex is not reclassified into a commercial rate. One statewide framework rather than a patchwork.

The part that takes judgment is which Kansas you buy in. This state holds both the strongest and the weakest DSCR markets in our footprint, and most out-of-state searches start in the weakest one. Telling people that is the single most useful thing we do here.

How we work

  • Real numbers, no salesy script. We pull the county appraiser's value and the actual mill levy, apply it to 11 1/2%, run the real PITIA against realistic rent, and tell you when a deal does not pencil.
  • We will talk you out of the wrong market. Overland Park is excellent real estate and a 4.4% gross yield. We would rather lose a loan than write one that fails in year two.
  • Verified facts, dated. Every figure on this site traces to a primary source with a verification date: the statutory text of KSA §58-2564, §58-2550 and §12-16,120 from the Kansas Office of Revisor of Statutes, and article 11 section 1 of the Kansas Constitution as published by the Department of Revenue.
  • We publish what we could not verify. We read no Kansas city short-term-rental ordinance from a primary source in building this site, so we publish no city permit terms at all rather than repeating an aggregator's figure.
